This is a Hotel Particulier next to the Luxembourg garden in the 6 the arrondissement of Paris that has undercome several renovation phases in time in order to fit the client’s evolving needs. This time, the project consisted on renovating and remodeling entirely the 2 first floors, building an extension in the patio and renovating with small touches here and there the 3 other floors in order to preserve as much as possible of the existing and limit the budget. The idea was to split the Hotel Particulier into 2 to 3 extremely high end apartments.

Because it went from being a private house to a housing building, all the fluids, the energy sources and their networks had to be displaced in order to be independent and accessible from each apartment.

The Entrance also had to be rethought completely . The problem was solved by adding an element in the existing entry Hall and then keeping all the rest of the existing circulation.

The concept was to Transform the space while preserving as much as possible from the existing.

The owner kept the 2 apartments on the top -or the triplex and wanted to sell the 2 garden Floors. Originally, the ground floor was a basement with very little light. Big windows had been opened and the garden had been dug during the last renovation in order to provide natural light and transform the garden floor into a real floor with high qualities. B whauthier-Wurmser and I wanted to reinforce the presence of the garden, which is so unique and rare in the center of Paris and feel it in every space of this Duplex. That way, an extension was built on the garden in order to create a big master suite with a marble bathroom in the middle of the trees.

The distribution of the garden Duplex tries to maintain a strong intimacy between parents and children. Directly from the entrance, 4 different options, with 2 stairs, going up to the huge Living room and reception spaces that we opened as much as possible to have a Double oriented space, going up on the other side to the giant Kitchen, also connected to the living room, with a view on the garden and an access to a big planted wood terrace or going down to the rooms. On one side, the master suite, with 2 dressing rooms, an office, a bedroom and a bathroom, on the other side, 3 children bedroom with a bathroom, and on the edge, a guest bedroom with its marble bathroom on the garden.

All of the bedrooms are oriented on the garden with an direct access to it.

The materials that were used are chic and minimal: oak linear or Versailles parquet floor, white marble, black metal. Because it was meant for being sold, the space was left simple for the newcomers to imagine it their own way.

Cet Hôtel Particulier situé à côté du jardin du Luxembourg dans le 6ème arrondissement de Paris a subi plusieurs phases de rénovation au fil du temps afin de répondre aux besoins évolutifs du client. Cette fois, le projet consistait à rénover et remodeler entièrement les 2 premiers étages, à construire une extension dans le patio et à rénover par petites touches ici et là les 3 autres étages afin de préserver au maximum l'existant et de limiter le budget. L'idée était de diviser l'Hôtel Particulier en 2 à 3 appartements de très haut standing.

D’un point de vue technique, le passage du statut de maison privée à celui d'immeuble d'habitation a nécessité la séparation de tous les fluides, des sources d'énergie et leurs réseaux afin que ceux-ci soient indépendants et accessibles depuis chaque appartement.

L'entrée et la gestion des circulations ont également dû être complètement repensées. En ajoutant un élément dans le hall d'entrée existant, nous avons pu redistribuer les appartements tout en conservant l’ensemble de la circulation existante.

Le concept était de transformer l'espace tout en préservant autant que faire se peut l'existant.Le propriétaire voulait garder les 2 appartements du haut - ou un triplex - et vendre le Duplex donnant sur le jardin.

À l'origine, le rez-de-chaussée était un sous-sol très peu éclairé. De grandes fenêtres avaient été ouvertes et le jardin avait été creusé lors de la dernière rénovation afin de fournir de la lumière naturelle et de transformer le rez-de-jardin en un véritable étage habitable de qualité. Avec B Whauthier-Wurmser, nous avons voulu renforcer la présence du jardin, si unique et rare au centre de Paris de manière à le ressentir dans chaque espace de ce Duplex. Une extension a de ce fait été construite sur le jardin afin de créer une grande suite Master avec une salle de bain en marbre au milieu des arbres.

La distribution du Duplex jardin a été pensée de façon à préserver une forte intimité entre les parents et les enfants. Directement depuis l'entrée, 4 options différentes, et 2 escaliers permettent de monter jusqu'à l'immense Salon et les espaces de réception que nous avons ouverts au maximum afin d’avoir un espace Doublement orienté, ou bien de monter de l'autre côté jusqu'à la Cuisine spacieuse, également reliée au salon, et avec une vue sur le jardin et un accès à une grande terrasse en bois planté ou bien de descendre dans les chambres. D'un côté, la suite parentale, avec 2 dressings, un bureau, une chambre et une salle de bain, de l'autre côté, 3 chambres d'enfants avec une salle de bain, et au fond, en retour sur le jardin, une chambre d'amis indépendante avec sa salle de bain en marbre sur le jardin.

Toutes les chambres sont orientées sur le jardin avec un accès direct à celui-ci.

Les matériaux utilisés sont élégants et minimaux : Parquet en chêne droit ou Versailles, marbre blanc, métal noir. Comme il était destiné à être vendu, l'espace a été laissé sobre afin que les nouveaux habitants puissent l'imaginer à leur façon.
